CRA shrinks Residences of Boca and delays the Mizner Park handoff
Also in this issue: an Intracoastal estate at a $125 million asking price, Tequila Fest at the amphitheater and a Town Center ribbon cutting.
A downtown residential project that once counted 190 homes now counts 133, and it adds restaurant space. The bigger decision about who collects Mizner Park's lease money got pushed back a couple of weeks.
Board members voted 4-0 on Oct. 26 to cut the project from 190 residential units to 133 and add restaurant space. That leaves the project with fewer homes and more places to eat than first planned. The same session approved 101 East Palmetto, which keeps its current building and adds a courtyard plus restaurant seating. It got a technical deviation that lets it provide 27 fewer parking spaces than the rules require. In return, the project includes subsidies for transit passes and a yearly payment toward the city's downtown transit program.
The money question is still open. By 3-1 votes, the board put off resolutions that would amend the redevelopment plan and hand Mizner Park properties over to the city. Staff said the city's general fund would pick up about $3 million a year in ground-lease revenue that now goes to the CRA, while current leases stay put. Before deciding, members want more review, including what the shift could mean for the agency's borrowing capacity. Both resolutions return at the Nov. 9 and 10 meetings. Until then, Mizner Park's ownership stays where it is. A workshop at the same session covered beach parking and a parade route, but no purchasing decisions came out of it.
An Intracoastal estate in Boca hits the market at a $125 million asking price
The property is said to belong to Andrew Robins, who owns Universal Tile & Marble Enterprises. He reportedly paid $12 million for it in 2018 and then built the estate. The newly finished compound spans 18,000 square feet on a 2.19-acre lot. It pairs a main house with a two-bedroom guesthouse and its own staff quarters. Inside are seven guest suites, a spa room, a glass-enclosed gym, a 10-seat custom theater and a commercial elevator. Outside, a 78-foot pool is tiled in Sicis mosaic, and a private dock sits on 220 feet of no-wake Intracoastal frontage. For now, $125 million is an asking price, not a sale.
